Manor Overview

一、发展依据和目标

I. Development Principle and Goal

庄园按照“健康中国2030”规划纲要：“满足人民日益增长的美好生活需要”出发，以服务大湾区、面向全世界为愿景，创新打造文旅度假、幼有善育、学有优教、病有良医、老有颐养、住有宜居、劳有所得、弱有众扶“宜居、宜业、宜游”的文旅产业新城，对外友好交流名城。

According to the "Healthy China 2030" Planning Outline where “satisfying people’s growing needs for a better life” is the starting point, and with the vision of serving the greater bay area and facing the whole world, the Manor innovatively builds itself into a new city for cultural tourism and a well-known city for friendly exchange with foreign countries, and makes itself a place “ideal for living, working and traveling in”, where cultural tourism for vacation, good education for the young, quality teaching for students, skilled doctors for patients, nursing care for the elderly, livable accommodation for residents, income for workers and support for the vulnerable are all available.

二、名称渊源与荣誉

II. Origin of the name and honors

●庄园名称渊源：中国广东省与德国巴伐利亚州缔结为“友好省州”，为开展省州友好交流而命名。

Origin of the Manor’s name: Guangdong, China has established friendly relations for friendly exchanges with Bavaria, Germany, therefore it is named "Bavaria Manor".

●庄园名称渊源：庄园是中国经济特区、先行示范区——深圳市人民政府，和广东省发改委2012年推荐的“双转移”重点示范项目和2012—2018广东省政府直通车服务重点企业。

Shenzhen Municipal People's Government, a special economic zone and a pilot demonstration zone in China, and Guangdong Development and Reform Commission recommended the Manor as a key demonstration project for "Dual Transfer" and a key enterprise for Guangdong Provincial Government’s direct-and-through service 2012-2018.

●庄园荣获国家级旅游度假区、中国旅居养老示范基地、中国木球运动培训基地、广东省养老服务示范基地、深圳市养老创新基地、省劳模疗休养定点接待单位、深圳市劳模疗休养基地等荣誉。

The Manor is awarded as China National Tourist Resort, China's demonstration base for sojourn and retirement, China’s training base for woodball sports, demonstration base for elderly care service in Guangdong Province, innovation base for elderly care in Shenzhen City, the reception unit orientated to provincial model workers for their recuperation, and the recuperation and rest base for model workers in Shenzhen City.

三、庄园规模与投资

III. Scale and investment

庄园位于中国河源市源城区，占山地约10.4平方公里，按照“一园、两区”规划建设，即：巴伐利亚庄园——旅游度假区（约8.2平方公里）旅居生活区（约2.2平方公里）庄园由河源巴登新城投资有限公司斥资约230亿建设（第一期斥资100亿），截至2020年3月己投入74.5亿。

Located in Yuancheng District, Heyuan City, China and covering a hilly area of approximately 10.4 km2, the Manor is built according to the plan for “one Manor with two areas”, i.e., Bavaria Manor with a resort area (covering approximately 8.2 km2) and a sojourn area (covering approximately 2.2km2). Heyuan Baden New Town Investment Co., Ltd has invested RMB 23 billion in constructing the Manor (RMB 10 billion in the first phase), and total RMB 7.45 billion has been invested by 2019.3.

四、庄园交通与环境

IⅤ.Transportation and environment

庄园融入广深港，高铁四十分钟生活圈，两小时高速公路，十分钟接驳进庄园。

The Manor is integrated into the Guangzhou-Shenzhen-Hong Kong high-speed railways 40-minute living circle, and visitors may also spend two hours on expressways and ten minutes on entering the Manor.

●高铁：已动工建设的3条高铁，轻松融入（深圳、广州、香港）同城生活圈。京九高铁赣深段预计2021年5月通车，高铁站距离庄园约10分钟车程。（预计39分钟到深圳、45分钟到香港、41分钟到广州）

● High-speed railway: With 3 high-speed railways (all under construction), visitors can easily engage in the living circle in Shenzhen, Guangzhou and Hong Kong. It is estimated that the Ganzhou-Shenzhen Section of Beijing-Kowloon High-speed Railway will be open to traffic by May 2021, and the railway station is about 10-minute drive away from the Manor. (Estimated to reach Shenzhen, Hong Kong SAR and Guangzhou in 39 minutes, 45 minutes and 41 minutes)

●高速公路：5条高速公路，2小时左右通达广州、深圳、香港等粤港澳大湾区核心城市。高速公路出口（埔前）距离庄园仅500米。

● Expressway: With five expressways, the Manor is 2-hour drive away from core cities in Guangdong-Hong Kong-Macau Greater Bay Area such as Guangzhou, Shenzhen and Hong Kong. And it is only 500 meters away from the (Puqian) expressway exit.

●环境： 中国河源，森林覆盖率达71.2%，负氧离子含量达12000/cm³，平均温度21.4℃，庄园紧邻著名的万绿湖景区，湖区水域相当于68个杭州西湖，是深港两地饮用水源地。

● Environment: Heyuan, China boasts a forest coverage rate of up to 71.2%, with 12000 negative oxygen ions in each cm³, and the average temperature is 21.4℃. The Manor is closely neighboring to the well-known Wanlv Lake Tourist Attraction, in which the water area is equivalent to 60 West Lake in Hangzhou and the water is supplied to both Shenzhen and Hong Kong for drinking.

五、庄园规划与建设

Ⅴ. Planning and construction

庄园以森林成片、湖泊成群、河流成网、绿水青山为蓝图。建设以两区为核心的六大小镇（黑森林小镇、海德堡小镇、七寨森林小镇、莱茵谷小镇、多瑙河小镇、创客小镇）。

In the blue print of the Manor are a forest, a group of lakes, a web of rivers as well as green waters and blue mountains. 6 towns (Black forest town，education and research town, forest tourism town, sports sojourn town, health and elderly care town, and maker sojourn town) with 2 areas as the core will be built.

（一）旅游度假区

( I ) The resort area

以文化旅游为主线，以“医养结合和教育研学”为两翼，以“庄园+乐园+校园”为依托，规划建设三大特色小镇。

With cultural tourism as the main line and with “combination of medicine and care and combination of education and research” as two wings, 3 feature towns are constructed according to the planning of "manor + park + campus".

1. 黑森林小镇

1. Black Forest Town :

以“温泉三养”（养生、养心、养老）为理念，于2014年开业的主题乐园、九大品牌酒店、三大文旅体验，还在建设粤北“千村”集市和粤菜大厨工作坊等。

Under the vision of “Hot Spring Three Cares”, theme parks, 9 branded hotels and 3 cultural tourism experiences were opened for business in 2014, and “1000-village” market in North Guangdong and Cantonese cuisine chef workshop are still under construction.

（1）主题乐园

(1) Theme park

黑森林乐园——是以文化艺术、非遗展示、室内游乐、索道观光、冰雪世界、集市购物、夜间旅游、戏水乐园等八大区域组成。每年夏、秋两季举办“泼水篝火嘉年华，冰雪啤酒爽一夏”、“农民丰收狂欢节”等活动，冬季举办“国际温泉冰雪狂欢节”,“中德文化嘉年华”等节庆活动。

Black Forest Theme Park, consists of 8 zones for culture & art, intangible heritage exhibition, indoor recreation, sightseeing on cable car, snow world, shopping market, night tour and water park. In the summer and autumn seasons every year, campaigns such as “water splashing and camp fire carnival with refreshing ice, snow and beer in the summer” and “farmer’s carnival upon bumper harvest”; and in the winter season, celebration activities such as “international hot spring and snow carnival” and “China-Germany Culture Carnival” are held.

（2）九大品牌酒店

庄园有国际品牌管理的福朋喜来登温泉度假酒店、雅阁菩提度假酒店、土楼儿童酒店、木屋酒店等，有客房近2000间，拥有国际宴会厅、慕尼黑音乐餐吧、客家食府等，是商务会议、禅修养生、劳模疗休养等各种文旅活动的首选酒店。

The Manor has Four Points by Sheraton Resort and Spa managed by an international brand, Argyle Ausotel Bodhi Hotel, Tulou Kid Hotel and Log Hotel, with nearly 2,000 rooms, international ballroom, Munich music restaurant & bar and Hakka restaurant. It is a preferred hotel for business meetings, meditation and health care, recuperation and rest of model workers as well as other cultural tourism activities.

(3)3 Cultural Tourism Centers

①国医国药温泉

以国药为方，温泉为剂，根据“金木水火土”五行学说，规划布局的国医国药养生温泉，富含氡、偏硅酸、锂、锶、氟等微量元素，PH值高达7.5以上，获广东名泉称号。

① Chinese Herbal Hot Spring

It is a place offering hot spring with traditional Chinese medicine. Designed in line with the Five Elements Theory (metal, wood, water, fire, and earth), it aims to provide health care using traditional Chinese medicine in hot spring.

②福源寺

全球首座以客家围屋为建筑风格的寺庙，拥有世界首座户外仿金铜铸金菩提圣树，释迦牟尼端坐菩提树下悟道成佛。福源寺每月初一、十五举办主题法会。每年举办多场大型佛教文化活动。

② Fuyuan Temple

The world’s first temple in the architectural style of Hakka enclosed house, with the world’s first outdoor copper-cast imitation gold Bodhi sacred tree. Sakyamuni was enlightened to become the Buddha when sitting upright under the Bodhi tree. A themed dharma assembly is held on the 1st day and the 15th day of every lunar month at Fuyuan Temple. Many large Buddhist culture activities are held here throughout the year.

③土楼剧场

土楼剧场是全球首创的360°旋转剧场，情景剧《家源》是土楼全景剧场秀，观众的坐席随剧情360°旋转，全方位演绎独具特色的客家传奇，深受广大观众的赞许。

③ Hakka Show Theater

Hakka Show Theater is the world’s first 360° revolving theater. The drama “Jiayuan” is a panoramic Hakka theater show, where the audience seat revolves 360° as the story evolves. The unique Hakka legend is presented in a 360° manner and approved by the general audience.

2.海德堡小镇

2.Heidelberg Town :

以“教学、研学、游学”为基点，打造幼有善育、学有优教的特色小镇。庄园与广东省首批省一级学校广州大学附属中学共同创办，建设面积约15万㎡，以学前教育+十二年一贯制教育为起点，以中国庭院式、剑桥书院式、德国双元制为特色的 河源广大附中·巴伐利亚学校，即国际研学旅行和课外实践活动基地。广大附中是曾受到中央领导点赞，并题词“托起明天的太阳”的重点学校。

Under the vision of “Teaching, Inquiry Learning, and Study Tour”, efforts have been made to create a special town based on “good education for the young and excellent teaching for students”. The Affiliated Middle School (Heyuan) Bavaria Experimental School is co-founded by the Manor and the Affiliated Middle School of Guangzhou University. The Experimental School has a construction scale of about 150,000 m2. With preschool education + 12-year one-system education as the starting point, the Experimental School is a base for international research and study tour and outdoor practice activities, with Chinese courtyard style, Cambridge Academy style and German Dual System Education as the features. The Affiliated Middle School of Guangzhou University has been praised by General Secretary and obtained the inion of “Holding up the Sun of Tomorrow”.

3.七寨森林小镇

3. Qizhai forest town :

规划建设以林区、园区、院区为主体，打造绿色休闲旅游特色小镇。

It will built into a special town for green and leisure tourism according to plan, with forest area, park area and institution area as the main body.

（二）旅居生活区

(II) The Sojourn Area

以“进阶至美人生”为理念，按照“四山两水一分田，三分旅居是家园”，以原木建筑、中式庭院、旅居公寓、商旅中心、医养配套为载体，打造产城融合、宜居、宜业、宜游的三大旅居小镇。

Follows the idea of "moving forward a better life", it is constructed according to the planning of integrating mountains, rivers and fields with the sojourn. Using the log building, Chinese courtyard, sojourn apartment, traveler center and medical care facility as the carrier, 3 sojourn towns are built for integration of industry and city, ideal for living, working and traveling in.

1.莱茵谷小镇

1. Rhine Valley Town :

已建成拥有七片国际标准的专业木球场、22公里自行车绿道、15公里徒步道路、具有承办国际赛事和进行日常体育运动的场地及设施。在建的莱茵谷小镇以体育园区、旅居社区为主体，打造体育智能综合体，沙滩木球俱乐部、马术俱乐部、冰雪竞技俱乐部、航空俱乐部、足球营地等项目。

7 professional woodball fields up to international standards, 22-km greenway for cycling and 15-km path for hiking have been built, together with places and facilities for international events and daily sports activities. With"Sport Park and Sojourn Community" as the main body, the Rhine Valley Town under construction will be built to cover sport intelligent complex, beach woodball club, equestrian club, ice athletics club, aviation club, football camp and others projects.

2. 多瑙河小镇

2. Danube Town :

①规划建设“国际康复医院”

①An“international rehabilitation hospital” will be built according to plan

为实现病有良医、老有颐养的康养需求，庄园规划建设以“康复医院+健康养老院+健康管理大学”为载体的小镇，创新“政府+名校+企业”三位一体的合作模式。由河源市政府与广州中医药大学和巴伐利亚庄园共同打造产教融合的“国际康复医院”。

In order to meet the needs for providing good doctors for patients and good care for the elderly, the Mano takes "International Rehabilitation Hospital + Elderly Care Home + Health Management University" as the carrier in its sojourn town construction plan. The Sojourn Town has innovated the "government + prestigious schools + enterprises" cooperation model. The “International Rehabilitation Hospital" for integration of industry and education will be built by the Heyuan Municipal Government, Guangzhou University of Chinese Medicine and Bavaria Manor.

康养大楼：为劳模休养、活力养老人群提供智能化、人性化、个性化服务的体验中心。

Recuperation building: provides intelligent, human and personalize services and experiences to the model workers at rest and the elderly people of good energy.

华大基因馆：依托华大基因国家基因库和世界前沿的个人基因组、肿瘤、生育健康等科研成果，为生命健康保驾护航。

BGI House: BGI’s national gene bank and world’s leading scientific research achievements on personal genome, tumor and reproductive health protect people’s life and health.

康养管理、中西医馆、远程医疗、自然养生等医养中心：开通了深圳市异地医保和河源市医保，实现了医疗、医保、医药三联动的医养体系，完善庄园基本医疗。

Medical and caring centers for health and recuperation management, Chinese and western clinic, remote medical service and natural health care: provide services to those who are covered under the non-local medical insurance program of Shenzhen City and the medical insurance program of Heyuan City, thus realizing a medical and caring system connecting to the medical treatment, medical insurance and pharmaceutical systems and improving the basic medical treatment services in the Manor.

3. 创客小镇

3. Maker Town :

以“商品、商务、商旅”为理念，以新金融、新电商、新技术为依托，打造中国广东与德国巴伐利亚州“友好省州”的国际文化经济交流创客小镇。

Under the concept of serving “product, business, traveler” with the support of new finance, new e-commerce and new technology, a maker town is built for international cultural and economic exchanges under the friendly relations between Guangdong, China and Bavaria, Germany.

庄园从2014年11月试业至2018年，四年累计接待游客450万，实现税收4.35亿，解决就业与间接就业4500余人，带动周边经济1:7放大效应，绘就了庄园旅游度假的美丽蓝图。

From the trial operation in November 2014 to 2018, the Manor attracted 4.5 million tourists accumulatively, with the paid tax of RMB 435 million. Besides, it has created more than 4,500 jobs directly and indirectly. Also, it exerted a magnifying effect of 1:7 on peripheral economy, drawing a new blueprint for the Manor's happiness industry.
